I'm with Warlock at 12:52, I like real estate print ads. If one interests me, of course I will immediately go to the internet (not to the agency's broker of the day!) to get in-depth info, but the print ad is definitely the driver that gets me started.
I'm sure realtors are correct when they say print ads don't lead directly to sales, but that doesn't mean they have no value.
For one thing, repeat exposure matters. When you see print ads for attractive properties in a certain town, over the course of months and even years, appearing in publications that you read for other reasons, favorable awareness of that town builds up. Equally importantly–although perhaps often unjustly!– the same good thing happens for the names of the realtor agencies in those ads. (Attention, Marketing EVP of Fudrukker & von Fountain: use your vast advertising budget skillfully, and you can create the appearance of being a low-profile-but-well-regarded boutique player that's been around for decades.)
Of course this doesn't matter to the buyer who has already 100% decided to move to town or to change houses but stay in town. These people already have all the context they need and can just go to straight to the far-more-informative websites and have at it. But that's hardly the situation for all buyers, which is where ads that build awareness and agents who aren't complete a**holes can make all the difference for a seller.
Also, silly as it may sound to some, seeing something on a printed page makes it seem more real, more legit, more established. My 11th grade son could probably build a bogus Greenwich real estate website in less than a day, but he'd be hard-pressed to prepare an ad for Architectural Digest or a booklet for the Sunday paper. Yeah, I know, that's an old fart perspective but hey, gotta be kind to us baby boomers, for the most part we have some cash and aren't underwater on our mortgages.
